Individual deed
You own your parcel outright via a recorded warranty deed. Your name. Your land. The simplest and most direct form of ownership.

No local zoning laws — unincorporated county. Exceptional freedom to build, farm, develop, and customize within the covenant.
Community covenant
Membership includes acceptance of the community covenant — our shared agreement for how we care for this land and each other.
Governance participation
Estates members are eligible for committee participation and community votes. Governance is something you participate in here.
Annual dues
$900/year starting in 2027, funding road maintenance, shared well upkeep, and community operations.

All current parcels are claimed. But Estates parcels do come up occasionally — when an existing member moves on, their parcel becomes available privately. We notify the waitlist when that happens. Larger parcels (4–5 acres), individual deed, rare but real.
